Why It Exists
Broker activity only shows up on non-QM loans, where the broker is named along with their brokerage, NMLS number, the lending firm, and the borrower they represented. Private lending loans carry no broker record at all.
The Broker Portal uses that gap as a starting point: it pulls brokers and their borrowers off non-QM transactions, then cross-references those borrowers against the full transaction database across all loan types. That often turns up private (and sometimes conventional) loans the same borrower has taken out elsewhere. There's no way to prove the broker represented them on those deals too, but it's a reasonable inference, and a solid lead: a private lender can reach out directly and offer to save the borrower a point or two per loan by cutting the broker fee out entirely.
This guide walks you through how to use the Broker Portal to trace brokers to the borrowers they represent, then surface borrowers who likely have private lending relationships a broker originated too.
Step 1: Navigate to the Brokers Table
Start by going to the Brokers table within the platform.
From here, you'll be able to search and filter brokers based on activity and contact details.
Step 2: (Optional) Filter by State
Use the States licensed in field to select the states you want to target.
In this example, select FL and GA.
This narrows the list to brokers licensed in those states.
Step 3: (Optional) Filter by Borrower Volume
Click the More button.
Scroll to the Borrower Loans filter.
Set a minimum.
Click Apply and then Search.
This ensures you're only looking at borrowers with real volume behind them.
Step 4: Open a Broker Profile
Click into a broker from the results to view their profile, including:
Wholesale lenders they've brokered deals to
Associated borrowers they've represented, with loan counts
Step 5: Follow a Borrower to Find the Lead
Click into one of the broker's associated borrowers.
Scroll down to the Lenders Used section.
Here you'll see the lender(s) the broker is known to have placed that borrower with, plus any other lenders the borrower has used, including private lenders. Any additional lender is a strong signal the broker may have represented that deal too, even though it can't be confirmed from the record.
Step 6: Reach Out
Use the borrower's principal contact info on their company profile to reach out directly and offer better terms by cutting the broker fee out entirely.
Summary
By tracing brokers to their associated borrowers and reviewing each borrower's Lenders Used section, you can surface borrowers with likely private lending relationships and reach out directly, cutting the broker out of the deal.
